The last time we saw how a designer could affect the cost of your building and how a professional could help cut down on cost of construction. Here we will look at  practical things on your site that will cut down your construction cost drastically.

After the Architect has finished with your house plans, you could reduce cost of construction from the following:





 



 ·         Once foundation trenches has been excavated and pegging has started on your foundation floor start your soakaway. This ensures you that you save money to buy Laterite when you start backfilling Later.








 
  • Ensure that your suppliers do not under supply. This is so important because most buildings increase significantly in cost during construction because of under supply; that is sand, chippings,laterite,gravel, cement etc.[ supplying a lower quantity that has been paid for.] The bottom line is, let your architect interface between your supplier and you to ensure the right quantity is delivered to your site.

 
·         Mold your blocks on site. This ensures quality at cost effective price.

Last week we saw how a designer could affect the cost of your building, today we will look at  a professional builder and the elements of a building and how it cuts down your project cost, in this case, your building.
Next week we will look at more practical things on your site that will cut down your construction costs drastically.
A building is made up of different elements, each element has cost attached to it. Like little drops make a mighty ocean, so building elements make up high rise buildings. You can significantly reduce cost of your building with the following tips.














 Engage a builder that is a professional. This ensures you have the desired quality and eliminates time waste which could cost you thousands daily.

 Ensure that each element is bought at a great discount. The elements are doors, windows, roofing sheets, ceiling, metal grills, handrails etc. This is important because the elements make up the entire building, once you check the cost of the elements, the building cost drops.
















Ask your Architect to have zero maintenance like burnt bricks, tiles, terrazo finish, stone finishes etc, used on your building. This is necessarily to cut down on your building maintenance cost.


Engage good workmen to have your elements done on site. This ensures that the finished materials are of good quality, are flexible, and fit properly. Secondly, designs that are not found in the market are achieved there on site.

The first being the most important, your design. Who is your designer? Your architect can make a building cheap or expensive through his designs. Larger designs cost more than smaller ones.






  • Your architect should be able to design an effective and efficient space, that will be easy and economical for you to build.






  • The designs should promote low maintenance cost by putting into full account weathering conditions on buildings factored into it.






  • The designs must be simple but with good aesthetics, in other words the building must look good. This is important because simple buildings are cheaper to build than complex ones.




  • Another thing to consider when your architect is designing which is very decisive and important is your budget. You need to know how much you are willing to spend on the project.
